Client Background:

Body Corporate with 17 townhouses all with aging torch-on roofs, aged between 15 to 20 years, faced persistent leaks. These leaks threatened their property’s integrity, demanding urgent attention.

Challenges:

The aging roofs suffered from multiple leaks, causing water damage and structural concerns. Patching leaks wasn’t enough due to the membrane roofs’ overall condition. It was too far gone, and needed a full new system.

Solution:

We proposed a comprehensive fix. Firstly, they sealed all existing leaks meticulously. Then, they applied a double-layer full system torch-on overlay.

Process:
1. Leak Sealing: We washed and cleaned the roof, identifying and sealing all existing leaks to ensure thorough protection. This process removed all raised peaks of membrane that had formed over the years, leaving a renewed flat surface ready for new membrane.

2. Double-Layer Overlay: We applied torchon primer to the original membrane and then added two layers of torch-on membrane, enhancing durability and waterproofing.

3. Warranty: The Waterproofer backed their workmanship and materials with a full 10-year workmanship warranty, providing lasting peace of mind.

Outcome

The double-layer overlay effectively sealed the leaks and fortified the roofs against future damage, ensuring long-lasting protection. With a 10 warranty on workmanship and a 20-year product warranty on the torchon being applied in line with the manufactures guidelines
