Client Background:

The client faced persistent leaks and maintenance challenges with their 70m gutter, lined with butynol. Previous repair attempts failed due to not diagnosing the main issue at hand causing the recurring problem, draining resources and time.

Challenges:

Upon investigation, we discovered that the membrane termination was lacking, causing the butynol to come loose along the parapet wall. The resulting water leakage had damaged the substrate and completely rusted through the steel underneath, and affected items stored in the warehouses below.

Solution:

To address these challenges, we got a new zinc gutter fabricated, and lined it with TPO. This liner was chosen for its durability and was terminated onto the parapet to secure into place, and taken up and under the roofline ensuring a long-term solution to the client’s waterproofing needs.

Process:

1. Removal: Butynol and rusted steel were removed without disrupting operations.

2. TPO Installation: Our skilled applicators seamlessly fitted the metal gutter that had been lined with TPO, ensuring water-tightness.

3. Termination: Where the membrane finished on the parapet wall it was terminated into the concrete parapet with a fixing bar, and then the parapet flashing reinstated.

Outcome
Replacing butynol with TPO liner resolved gutter issues, protecting the building and cutting maintenance costs. The upgrade underscores the value of a tailored, durable solution. Uncovering rusted steel emphasized the necessity of thorough assessments and a proactive full upgrade.
