Client Background:

A homeowner in Mangawhai Heads approached The Waterproofer with concerns about their deteriorating torch-on roof. The torchon roof had previously been addressed by way of a coating system. The coating system was blistered and cracked and too thin all over, it was disintegrating so contaminating the tank water collected off the roof and leaving the home vulnerable to leaks and water damage.

Challenges:

The failed coating system presented significant challenges: Recoating was not a viable option due to extensive blistering and cracking. Removal of the old membrane would be expensive and disruptive to the homeowner.

Solution:

The Waterproofer proposed a cost-effective and durable solution: mechanically fixed single-ply TPO membrane installation.

Process:
1. Assessment and Preparation: The existing roof was thoroughly inspected, and all blisters were cut out to ensure the new membrane would go over a flat surface, dry and free of water pockets.
2. Roof Cleaning: The roof area was cleaned to remove all debris, first disconnecting the downpipes so debris did not fall into the drinking water.
3. TPO Membrane Installation: A mechanically fixed single-ply TPO membrane was installed over the existing roof surface. The membrane was mechanically fixed into the plywood substrate to ensure stability and longevity.
4. Detailing and Waterproofing: All roof penetrations were meticulously detailed and sealed to prevent water ingress. A fire-rated decktite was installed around the chimney area for added protection.
5. Flashing Reinstatement: Flashings were removed and reinstated to get the membrane up and under.
Outcome
The installation of the mechanically fixed TPO membrane resulted in a fully restored roof, with new clean material making the tank water now again drinkable. The TPO membrane provided superior durability and weather resistance, ensuring long-term protection against leaks and water damage.
