TPO Membrane Residential Roof – Lynnfield
Client Background:
Mr. and Mrs. Wang approached us with persistent leaks in their home. Their existing torch-on membrane roof was aging and causing water damage during heavy rains.
The torch-on membrane showed signs of wear, cracks, peaks and delamination. The flashing and sealant around roof penetrations were deteriorating, exacerbating the leakage.
We proposed overlaying the existing roof with a TPO membrane system known for durability and weather resistance. The Plywood substrate underneath had no issues, so by overlaying we were able to fix the roof with new membrane, without fully opening the roof to the weather.
1. Preparation: We cleaned the roof surface and repaired damaged areas, removing any peaks in the membrane and fixing delaminated areas.
2. TPO Installation: We both glued and mechanically fixed the membrane over the roof, with TPO-coated aluminum drip edge installed into the gutters.
3. Flashing and Detailing: We installed new flashing to prevent water intrusion and built up the sides of the roof for a higher upstand. This new flashing also greatly improved the aesthetics of the house.
