Client Background:

The Waterproofer was contacted by a client with a failing torch-on internal gutter system on their four-story building. Sun exposure caused splitting and deformation, posing structural risks.

Challenges:

Thin gutters along the edge at such high height worsened the problem, making access tricky. A full scaffold around the building needed to be set up swiftly as the issue demanded immediate action to prevent further damage.

Solution:

To ensure long-term waterproofing, The Waterproofer proposed replacing the internal gutters with TPO membrane.

Process:

1. Safety Measures: A scaffold was installed for safety around the building.

2. Removal Process: The flashings and failing torchon materials were removed systematically.

3. Substrate Assessment: Substrate conditions were evaluated for quality. There was only one small area where the substrate needed to be removed and replaced.

4. TPO Installation: TPO membrane was installed into the gutter. We had to take off the screws of the roof and delicately get up and under the roofline with the membrane. The roof was then secured with new screws, and the flashings replaced.

Outcome
An effective solution – and well implemented.. Using TPO membrane was better suited to the situation of getting under the roofline without completely pulling off the roof. By adhering to our safety protocols, we safeguarded the building’s integrity effectively, without risk.
