Case Study: Transformative TPO Cover Roof Installation
A commercial property owner in Rosedale contacted The Waterproofer due to recurring major leaks during heavy rainfall. These leaks were causing disruptions to business operations and threatening the integrity of the building. With big damage already to the suspended ceiling and lights.
The main challenge identified during the assessment was the shallow centre internal gutter of the commercial roof. This shallow gutter couldn’t handle heavy rainfall, resulting in overwhelming leaks. The client sought a solution that would minimize disruption to the building and its occupants, but also a solution that would be long term.
The Waterproofer proposed a comprehensive TPO cover roof solution to address the client’s concerns. This met all the clients’ needs.
2. Transformational Approach: To avoid disrupting building operations, a TPO cover roof solution was suggested, eliminating the need for scaffolding and wrap.
3. Preparation: The existing roof was washed clean for good adhesion. All wooden structures housing AC units were removed.
4. Roof Reinforcement: Polystyrene fingers were glued into the ribs of the roof to fill gaps. PIR cover board was then glued onto the filled ribs to create a new flat surface substrate.
5. TPO Application: TPO membrane was glued onto the PIR boards, providing a durable and seamless waterproofing layer.
6. Gutter Enhancement: The overhang into the gutter was cut back, and the gutter was repaired, lined with TPO membrane.
7. AC Unit Handling: AC units were either lifted or removed and then placed back onto Weldable TPO plinths.
8. Metal Cap Flashings: New metal cap flashings were installed around the roof perimeter to ensure complete encapsulation.
